Over A Decade of Excellence in Every Development

Our Team Blends Deep Market Knowledge with Disciplined Investment Strategies to Create Real Estate Value That Stands The Test of Time.

Building Generational Assets Through Disciplined Execution

Red Leaf Investments is the real estate arm of the Johnson Family Office, created to develop world-class communities that stand the test of time. We're not here to flip properties or chase short-term gains. We build Tier 1 master-planned communities anchored by unique natural landscapes—the kind of developments that families want to live in and investors want to own.

Our approach is simple: find irreplaceable land, bring institutional expertise to the development process, and execute with the kind of discipline that only comes from having your own capital on the line.

Our History

From Energy to Infrastructure to Real Estate

The Johnson Family has spent nearly a decade building and managing large-scale ventures across energy, infrastructure, and real estate. Every platform we've built has delivered enduring value, following the same playbook: assemble experienced teams, execute with precision, and create value that exceeds projections, from global scale to local precision.

Energy Infrastructure

(2015-2020)

We began in oil and gas by acquiring a water treatment facility, forming the basis of our integrated infrastructure platform. Our team of skilled landmen secured over 200,000 acres of strategic land and established first rights of refusal on disposal water rights in the region.

Real Estate Development

(2020)

After our infrastructure success, we acquired 80 acres in Greenwood, Midland, Texas. We completed residential development and sold lots ahead of schedule in 2020, demonstrating our ability to apply operational discipline from energy to real estate.

Renewable Energy

(2019-2024)

In 2019, we entered the renewable energy sector with a vertical integration strategy, accumulating over 10 GWac in solar and battery storage projects. Over four years, we developed an integrated platform with in-house engineering, project management, and a proprietary power-trading desk, giving us insights into grid congestion and curtailment for improved project siting and performance.

River Ranch on the Brazos

(2020-Present)

In 2020, the Johnson Family acquired Johnson River Ranch, now River Ranch on the Brazos, entering premium community development. With over $5 million invested in luxury enhancements along a mile of river frontage, the project is now in its vertical phase and lots are selling competitively. River Ranch validated our riverfront development approach and established a track record for larger projects.

Why We Created RLI

Red Leaf Investments was formed in 2020 as the dedicated real estate development platform for the Johnson Family Office. We created RLI to focus exclusively on building Tier 1 communities centered around unique natural landscapes and elite, thoughtfully designed amenities.

RLI is a long-term investment platform focused on building enduring value through high-quality assets across energy and real estate.

We operate with a family office model that prioritizes long-term results over quarterly performance. That means we can be patient with capital, selective with opportunities, and uncompromising on quality.

Excellence

We demand the highest standards in every aspect of development—from land acquisition and entitlement through construction and community building. There's no cutting corners or settling for good enough.

Integrity

We operate with full transparency and financial discipline. You'll see every number, every assumption, every risk. We do what we say we're going to do.

Stewardship

We treat every community as a long-term responsibility, not a transaction. These are generational assets that will shape families, neighborhoods, and regions for decades. We take that seriously.

Innovation

We bring creativity and bold thinking to traditional real estate development. Whether it's assembling a proprietary hydrology team or leveraging insights from our renewable energy platform, we look for edges that others miss.

Active Across The USA

How We're Different

  • Vertical Integration

We control the entire development process in-house, including hydrology, land planning, civil engineering, entitlements, and sales. This integration gives us speed, cost efficiency, and quality control that coordinating subcontractors can't match.

  • Family Office Backing

We operate with patient capital and a long-term mindset. We're not beholden to fund timelines or investor pressure to exit prematurely. We can wait for the right opportunity and execute on the right timeline.

  • Proven Track Record Across Asset Classes

We've successfully built, capitalized, and exited multiple development capital platforms. We've done this in energy infrastructure, residential real estate, and renewable energy. That cross-sector experience gives us perspective and discipline that single-focus developers don't have.

  • Deep Market Expertise

We focus on North Texas because we know it better than anyone. Our team understands Brazos River properties, Parker County dynamics, DFW growth patterns, and what buyers and builders actually want.

  • Focus on Irreplaceable Assets

We target properties with unique natural features—riverfront, elevation, views, water access—that create inherent scarcity and long-term value. You can build more houses, but you can't build more Brazos River frontage.

Our Strategy

We build developments that are simple for builders and buyers to purchase. Our model removes friction in the sales process and delivers projects that make financial sense from day one.

We're not trying to be the biggest developer in Texas. We're focused on building a pipeline of communities that consistently perform, making it easy for capital partners, builders, and buyers to participate in long-term growth.

Every project we pursue meets strict criteria:

  • Large-scale land with unique natural features
  • High-growth markets with strong demographics
  • Multiple exit strategies to maximize flexibility
  • Conservative capital structures that protect downside
  • Opportunities to add significant value through planning, entitlement, and infrastructure

Building For The Long Term

The Johnson Family's commitment to excellence, efficient execution, and long-term stewardship is reflected in every aspect of our developments. We're building generational assets—communities where families thrive, investors earn strong returns, and the land is treated with respect.

If you're an investor, builder, or partner who shares those values, we'd like to talk with you.

Our Mission

Red Leaf Investments builds lasting master-planned communities across the U.S., anchored by prime land and family-office discipline. We source, develop, and steward assets with a generational focus—delivering value through debt, equity, mezzanine, and 1031 structures while honoring land and people.

FAQ's

  • What makes Red Leaf different from other real estate developers?

    **What Sets Us Apart**

    - Relentless focus on quality in every project we undertake.

    - Best-in-class systems and operational processes.

    - Tier 1 project targets featuring luxury, exclusivity, and a strong focus on value. [

    **Vertical Integration**

Our fully integrated team spans land acquisition, entitlement, construction, and finance, moving with speed and precision while maintaining quality control and cost efficiency.

    **Proven Execution**

Backed by the Johnson Family Office with a track record across energy, infrastructure, and real estate, including fully repaid infrastructure capital and ahead-of-schedule lot sales.

  • Why focus specifically on Brazos River properties?

Irreplaceable assets. You can build more subdivisions, but you can't create more riverfront land. The Brazos River corridor in North Texas has limited available frontage, strong demographic growth, and proven demand from both luxury homebuyers and builders. We've already validated the market with River Ranch on the Brazos, where we've sold lots in a challenging market. That gives us the expertise and track record to execute larger riverfront developments with confidence. Plus, our hydrology team understands water rights, floodplains, and environmental considerations better than anyone in the region.

  • How long has the Johnson Family been investing in real estate?

The Johnson Family's investing legacy spans nearly a decade across energy, infrastructure, and real estate.

    **Key Milestones**

    - Started with oil and gas/water infrastructure acquisitions, building a vertically integrated platform over 200,000 acres.

    - Entered real estate in ~2018-2020 by acquiring and fully developing 80 acres in Midland's Greenwood area, selling lots ahead of schedule.

    - Acquired Johnson River Ranch (now River Ranch on the Brazos) in 2020, investing over $5M in infrastructure for luxury residential. [

    **Broader Track Record**

Brand materials note a 25-year family office history with disciplined execution across sectors, including $200M+ in developments.  Real estate focus ramped up post-energy successes like solar/battery sales in 2024.

  • Do you only develop in Texas?

Describe the item or answer the question so that site visitors who are interested get more information. You can emphasize this text with bullets, italics or bold, and add links.
  • What's your typical timeline from land acquisition to exit?

Timelines vary by project scale, exit strategy, and entitlements, but we emphasize efficient execution through vertical integration.

    **Typical Phases**

    - Acquisition to entitlements/preliminary planning: 12-24 months initial hold (e.g., current Brazos loan term of 18 months).

    - Full development to shovel-ready lots: 2-5+ years for large master-planned sites like River Ranch (acquired 2020, now entering vertical phase in 2026).

    - Exit via tract sales (100-300 acres), ranchettes (15-20 acres), or full community: Flexible, often 3-7 years total for phased returns.

Our Midland project sold lots ahead of schedule post-acquisition, showing we beat projections when possible.  Long-term stewardship means some assets like generational riverfronts hold longer for max value.
